This starts with the purchase of a plot and then an agreed build package tailored to your requirements.
A potential advantage of this method of purchasing is the substantial stamp duty savings possible. This will depend on the necessary criteria being met to comply with current stamp duty regulations. We would happily help explore this option with you if it is of interest.

Due to the sensitive location of Barley Fields, the external appearance of the scheme is set and has a full detailed planning permission. However, the internal configuration is completely adaptable to suit your exacting needs. (Subject to Structural Engineering and JJ Agreement)
Our Trusted process.
You choose one of our planning approved plots and with the directors of JJ Acquisitions discuss any alterations that you would like to be made to the layout and the material choices available. Should your requirements be achievable a £1,000 non-refundable deposit will be taken to secure your plot.
The architects will then prepare new drawings for your approval and £350 will be required to action this stage.
It is important to fully understand your budget and financing capabilities to ensure your custom build experience and personal choices are achievable and stress free. Upon reservation of your plot, our financial advisor will speak with you to identify how you will fund your project and agree your budget. After your home is designed and costed, they can help arrange a specialist custom build mortgage product, if required. Alternatively you can source this on your own
After approval of the new drawings by JJ Acquisitions and yourself, the purchase the plot is completed. This could potentially save £20,000 plus in Stamp Duty compared to purchasing the house at its end value. ** Upon purchase we simultaneously enter into a JCT build contract instructing JJ Acquisitions to construct your home to your design and finish.
The final cost is the same whether you purchase a finished house or whether you purchase a plot and enter into a build contract. The main two advantages of this route are the opportunity for you to customise the property to your exact requirements so you move into your dream home, and the substantial stamp duty saving.
